House, increasing sales and mortgages but lower prices
The purchase and sale of residential properties increased by over nine points. Mortgages are growing by almost seven points. But the average value of the trades is reduced. As evidence of a brick market that, although recovering, is not yet in full health. These are the most interesting data contained in the fourth Notary Statistical Data Report, built through the operations carried out in the notaries' offices, distributed throughout the national territory.
Notary numbers allow a comparative analysis of the performance of the real estate market in 2016 and 2017. And they say that the purchase and sale of real estate subject to tax registration have grown by almost seven points, going from about 808 thousand to almost 863 thousand.
Within this set there are different types of real and good right: • buildings, land but also, obviously for minor numbers, mines and quarries. If we restrict the field to residential buildings, the data remains positive. And it grows: + 9.33 percent compared to 2016. In this context, they keep almost all types of transactions, both considering the first and second homes. Over half of the residential properties were purchased with first-home benefits, which is most requested in the age group between 18 and 35 years. Only business-to-business start-ups fell (-3.55%), while residential properties continue to be sold more by private individuals than by companies.
And on the business front there is another rather worrying sign. It should be noted, in fact, a decline in sales of instrumental buildings (for example, offices or warehouses), which in 2017 recorded a -1.44%. And the instrumental buildings sold by companies drop a lot: compared to 2016, the contraction is over fifteen points.
If the number of transactions grows in a decisive manner in general, the average values ??of the purchase and sale of residential properties give rather contrasting signals. In fact, 2016 recorded an average value of more than 148 thousand euro, while in 2017 this figure was equal to about 126 thousand euro. This reduction was mainly concentrated in the second half of 2017. And it could essentially confirm the tendency of a market in which the number of trades is growing, but prices do not yet increase proportionally. In the same way, one could confirm the tendency to buy small-scale properties above all. Finally, the research also analyzes the chapter on mortgages in an analytical way. In 2017, loans to buildings increased (+ 6.68%), reaching over 360 thousand. Amounts of up to 150 thousand euros (71.6% of the total) remain prevalent. Although it should be noted a very significant percentage increase (+ 35%) of loans for "luxury" properties, for amounts between 450 thousand and 500 thousand euro. We are talking, however, of a rather limited number of mortgages: 1,410 in 2017.
