Who buys a house opts mainly for a fixed rate mortgage according to an analysis related to the first semester of 2017 carried out by the Tecnocasa study office. 74.1% of those who have a mortgage to buy a home have opted for the fixed rate, while 39.1% of the total amount of real estate loans is between 100 thousand and 150 thousand euros, 37.9% between 50 thousand and 100 thousand euros. The highest average amount, 121.354 euro, is recorded in the macro-area of ??central Italy, but also north-western Italy and north-western Italy have an average amount of mortgage above average, while southern and insular Italy records amounts of lower mortgages (also due to lower real estate prices).
The average duration of the loan is around 24 years and the majority of mortgages stipulated (70.2%) has a duration of between 21 and 30 years. The propensity to resort to mortgage decreases with increasing age: at national level the average age of borrowers is 39.7 years. 72% of those who lit a mortgage in the first part of 2017 are aged between 18 and 44, with the highest percentage in the age range between 35 and 44 years. At the macro-geographical level, north-eastern Italy sees 40.8% of the loans granted to the lowest age group (18-34 years).
Mortgages granted to foreigners fell from 17.3% in the second half of 2016 to 14.4% in the first half of 2017; 85.6% of loans granted in the first half of this year went to Italians, but in the north-eastern Italy the percentage of loans granted to foreigners was 33.5%.“
