Home, in 2017 sales prices down slightly (-0.5%)

According to the Osservatorio di Immobiliare.it, the average price of the properties for sale amounted to 1,898 per square meter. Milan, the only city with rising prices. Facile.it: Italy has the most convenient variable rate in the euro area.

An analysis of the Immobiliare.it Observatory on the Italian residential market, relating to the values ??recorded in December 2017, indicates that at the national level the average price of the properties for sale amounted to € 1,898 per square meter. This figure marks the almost reached stability, with an annual variation of -0.5%. However, that of our country remains a fragmented scenario in which, in over 8 thousand municipalities, the situations are very different from each other. Among the three Italian cities, Milan is the only one that ended 2017 with rising prices. To buy a home in the capital of Milan it takes on average € 3,236 per square meter, a figure that, compared to 2016, grew by 0.6% and sanctions overtaking against Rome. In fact, in the capital the year ended with -2.9% and an average request of € 3,231 per square meter. With an average cost of 2,644 euros per square meter, even Naples closes 2017 in negative (-2.2%). In both, however, the last quarter of 2017 saw a downward trend in real estate values: between September and December 2017 in Rome there was a negative oscillation of 1%, while in Naples the sign is already positive ( + 0.6%). If this is the price framework, looking at the demand for housing in the three Italian cities, there is a growth trend of 8.7% in one year, a sign of a strong interest that in the next year will also bring the costs of housing to increase. According to estimates by Immobiliare.it, the demand for houses in the metropolis will continue to grow and at the end of 2018 will reach + 10%.

In comparison with the United States and the other Eurozone countries, Italy has the most advantageous floating rate mortgages, but it is also very well positioned as regards the fixed rate. This is what emerges from an analysis by Facile.it and Mutui.it, which points out that from September to today, both the fixed and variable rates have been reduced significantly. At the end of the summer the best offers, for the fixed, were in the range between 2.01% and 2.08% while today those who decide to index in this way their mortgage gets without much difficulty until 1 , 85%. To find better offers you have to go to Spain (1.50%) France (1.65%) and Germany (1.68%). The variable rate was the same for the variable rate, which in September 2017 was generally between 1.03% and 1.10% and, in January 2018, offers on the market offers equal to 0.94%. In this case, both France (0.95%), and Germany and Spain (both with 0.99%) are queued. The United Kingdom (3.60%) and the USA (3.15%) are far from it.
