A negative trend worsened due to closures and restrictions for Covid. The smaller solutions remain on the market because they also discount the slowdown in rents, not just short ones
The studio? He seems to have become the ugly duckling of the Italian real estate market. Nobody wants it anymore, or almost. Certainly the last abundant year of the pandemic has changed the wishes of Italians in terms of living, because being closed, the limitations to visits and movements and all the prohibitions that we know have made us appreciate housing solutions with large spaces, outdoor areas, gardens, condominiums with shared services.
Families are now looking for larger homes or are thinking about how to renovate their own to get at least one more room. That room that would have been useful in lockdown and that is destined to be used in a world that is fast moving towards smart working and teleworking, at least for part of the week. Or, for those coming from the South, a new phenomenon has been set in motion, formerly called "South working", which in fact brings people back to the South, close to their families of origin, to good living, at a lower cost of living and in many cases to owned homes already equipped with a good size, because in the South, as we know, the homes are larger.
To sing the requiem to the studios are the same protagonists of the market. "From the point of view of real estate demand, the changes are substantial - explains Roberto Busso, CEO of Gabetti Property Solutions -. The studio no longer exists as a term for me, rather now I would use the French studio, as it has taken on more functions. On the other hand, the old studio is back in fashion in homes, now destined for smart working ».
The portals were the real litmus test of the market, with clear and immediate reactions. "The sense of the limitedness of their homes has already been disruptive since April 2020 and the searches were immediately directed towards larger homes, with green spaces or balconies and terraces - analyzes Silvia Draghi, marketing manager of Casa.it -. In September we repeated our survey, this time on 22 thousand people: the basic trends were confirmed, even after the summer, with the concept of space in the center, larger spaces, green spaces and square meters to be dedicated to smart working ".
On the other hand, the trend can be shared. Even younger guys and even singles today prefer to share a large apartment rather than find themselves locked in 40 square meters alone. Students, on the other hand, are currently in hiding from big cities and they too, when the universities reopen, will turn to the concept of sharing and sharing, because perhaps never before was loneliness so scary as during Covid. The blockade of tourism has then hit the studios and small apartments to rent for the holidays like a cleaver and vacancies of this type are high.
